The 4.48 acres with the Metal Building and Pole Barn could be removed from the 16.61 acre parcel if this acreage and buildings are not needed by the buyer.  This would allow the buyer to purchase just the house and garage/workshop with 12.13 acres and the entire waterfront.

This is a consideration if you don't need the other acreage, pasture area, steel outbuilding and pole barn and would like to spend a little less money. There is a separate unpaved drive access to the 4.48 acre parcel so its new property owners will not need to use your driveway. The location of the house on the 12 acres allows for privacy from the 4.48 acre parcel.

The buyer of the house package has the first option on this property (i.e. to purchase all 16+ acres). If the 4.48 acres are not wanted it will be sold separately after the house package transaction is closed.
