783' of *waterfront on Lake Seminole in the Southwest Georgia, East Alabama, North Florida, tri-state area, makes this an exceptional property.  The home is high and dry and at a point in the lake where the water is very wide with no concern for flooding, as you might have on river frontage.  Lake Seminole is one of the top 5 bass lakes in the USA, hosting many bass tournaments including B.A.S.S. Masters.

The *Corps of Engineers Website has information on the lake and Jim Woodruff Dam.

This is a great private home, and is perfect for a corporate getaway,  bed and breakfast or lodge. The floorplan allows for privacy for all three bedrooms, each with their own bath. Two bedrooms are upstairs in the 2 story wing and the Master Suite is downstairs. In the Master Suite is the master bedroom, an office/den, master bath and laundry. Each bedroom and the office has a ceiling fan.

Recent major remodeling and upgrades include the *kitchen and *master bath, including a tile floor in the kitchen and great room, and an oak floor in the *dining room.

A large expanse of windows in the great room and dining room overlook the lake and cove for a great view and beautiful sunsets.  There is an *Earth Stove/fireplace in the great room, and off the great room via two 8' sliding glass door units, a large deck overlooking the lake.

The partially fenced *pasture area has a pole barn, a 30' x 36' steel building and electricity.  At the house is a separate 2 car garage with an air conditioned workshop and a well house/garden storage shed.

There is 738' of paved road frontage on Booster Club Rd. and a 1/3 mile winding paved driveway to bring you to the house, which can't be seen from the road. 

The house is brick construction with vinyl soffits and aluminum fascia. There is a zoned heatpump air conditioning system for the bedroom wing so each occupant can have the temperature exactly the way they want it and a hot water heat recovery air conditioning unit for the great room wing.

The location is private yet convenient to all needs.  Downtown Bainbridge is about 20 miles and Tallahassee, Florida is 40 miles. Chattahoochee, Florida is 9 miles south.  

Bainbridge is called "The Port City" with an inland port accessible from the Gulf of Mexico via the Apalachicola River through the Jim Woodruff Dam locks.  Each March in Bainbridge is the Riverside Arts Festival.  Other local area festivals include Mule Day in Calvary; Swine Time in Climax; Rattlesnake Roundup in Whigham; the Used Auto Trade show in Moultrie and *numerous others plus easily accessible festivals in Alabama and Florida right near by. 

There's great Gulf fishing a little over an hour's drive away out of St. Marks (and don't forget to checkout Posey's, "The Home of the Topless Oyster").  Or you can take your own boat through the locks at Jim Woodruff Dam and down the Apalachicola for a fun excursion to the Gulf of Mexico.

Thomasville, GA about 45 minutes away is "the Rose City" and in addition to Bainbridge's Memorial Hospital and Manor, offers more excellent medical facilities, as does Tallahassee, Florida.  Of course I'm sure you know that the Florida State University Seminoles reside in Tallahassee. 

The 16.61 acres includes lots of beautiful wildflowers, huge oaks and abundant natural woods to encourage you to roam and explore.

There is great fishing and hunting in the area and wildlife cross through the property on a regular basis. You'll see deer, rabbits, raccoons, possums, armadillo, wild turkey, hawks, osprey, bald eagles, owls, and an abundance of beautiful song birds. In the summer there are hummingbirds and in the winter goldfinches at the various feeders.  The lake offers it's own wildlife; turtles, alligators, geese, ducks, osprey, otters and more and of course lots of great fishing.

"Right around the corner" is the famous Wingate's Lodge, Restaurant, Marina and RV Park. Jack Wingate, one of the original B.A.S.S. founders and local historian can be found there most days  spinning one yarn or another.  The restaurant has been enlarged and offers lunch and dinner buffets.  It's known for its Po Boy's barbecue and the fresh fish is great!!  It's a nice place to meet friends and sort of a community focal point for the folks in this area. Sitting a spell on the porch is a must.
